How a failed 1900 land auction became Australia's most exclusive coastal retreat
In short: Perched on a narrow peninsula north of Sydney, Palm Beach has evolved from a rugged fishing outpost into a wealthy enclave. Known to locals as Palmy, this scenic suburb balances its history as a smuggling hub with its modern status as a premier destination for Australia's most affluent residents.
Palm Beach sits on a dramatic peninsula at the northern tip of the Greater Sydney Metropolitan area. Its geography is defined by the Barrenjoey Headland, which rises over 100 metres above the Tasman Sea. This headland, named by Governor Arthur Phillip in 1788, was once a site of colonial industry, including a customs station established in 1843 to combat the smuggling of rum, brandy, and tobacco. The area's early European history was marked by isolation; in 1816, a massive 160-hectare land grant was issued to Surgeon James Napper, yet the region remained largely undeveloped for decades.
The suburb's trajectory changed in the early 20th century. In 1900, the government attempted to auction the land in 18 large blocks, but not a single one sold. It was not until 1912, when the land was re-offered as smaller residential parcels, that the area began to attract interest. Early buyers built homes from local sandstone, creating a mix of guest houses and second homes. By the 2016–2017 financial year, the suburb had transformed into the wealthiest in Australia, with residents reporting an average taxable income of $230,000.
Today, the suburb is perhaps best known as the filming location for the fictional town of Summer Bay in the soap opera Home and Away. Beyond its media fame, the area maintains a commitment to preservation. The Barrenjoey Headland, which features an operational lighthouse designed by James Barnet in 1881, was designated Australia's first Urban Night Sky Place in 2024. The surrounding bushland, including endangered ecological communities like the Pittwater spotted gum forest, remains protected within reserves and Ku-ring-gai Chase National Park, ensuring that the peninsula retains its natural character despite its high-profile status.
