The silent safety device that prevents your water heater from exploding

How and Why to Maintain a Temperature-and-Pressure Valve | Ask This Old House · 4:33 · Video: This Old House · Watch at the source

In short: When water heats up, it expands. Without a way to manage this increasing pressure, your water heater becomes a potential bomb. Understanding the critical role of the temperature-and-pressure relief valve is essential for every homeowner to ensure their heating system remains stable and safe.

The fundamental physics of water heating is simple: whenever water is heated, it expands. In a closed system, this expansion must be managed to prevent catastrophic failure. While a pressure-reducing valve near the water main can sometimes mitigate this, or an expansion tank can absorb some of the volume, the primary line of defense is the temperature-and-pressure relief valve, or TPR valve.

The TPR valve acts as a fail-safe mechanism. Every water heater is equipped with a thermostat to regulate temperature, but if this thermostat fails, pressure can build rapidly within the tank. In such an event, the TPR valve is designed to open, discharging built-up steam and hot water to relieve the internal stress. For protection, attach this valve to a drainage pipe reaching the ground level.

Maintenance is vital for long-term reliability. Plumbing expert Richard Trethewey recommends opening the valve once a year to flush out accumulated minerals and sediment. However, there are strict rules regarding the valve's integrity: it must never be plugged or tampered with. If you encounter a plug in the valve, you should turn off the water heater and contact a plumber immediately. To prevent unauthorized tampering, a tamperproof adapter can be installed.

Signs of failure are often visible. If you notice water dripping from the discharge tube, the system is under stress or the valve is defective. In this situation, the water heater should be turned off, and the TPR valve must be replaced immediately. Replacement valves are readily available at plumbing supply stores and home centers.
