The luxury hotel empire that owns no hotels
In short: Four Seasons is a global titan of hospitality, yet it owns almost none of the buildings it operates. By pivoting from property owner to a management-only model, the Canadian company transformed a single 1961 motel into a worldwide network of over 130 luxury destinations.
Founded in 1960 by architect Isadore Sharp, the company began with the Four Seasons Motor Hotel in Toronto. While the brand is now synonymous with high-end luxury, its early years involved direct property ownership. A pivotal shift occurred in 1974 following significant cost overruns at the Four Seasons Hotel Vancouver, which nearly pushed the company into bankruptcy. To mitigate risk, Sharp transitioned to a management-only business model, eliminating the heavy costs of purchasing land and buildings.
Today, Four Seasons operates on behalf of real estate developers and owners. While the company maintains nearly total control over operations and design, it typically earns only about 3% of gross income and roughly 5% of profits from these properties. This strategy allows for rapid global expansion, with a presence spanning from China and India to Indonesia and the Americas. The brand's strength lies in its ability to attract developers who view Four Seasons management as a way to secure solid assets for loan collateral.
The company's ownership structure is equally concentrated. Since 2007, majority ownership has been held by Bill Gates, via Cascade Investment, and Prince Al-Waleed bin Talal, via Kingdom Holding Company. As of January 2022, Gates-controlled Cascade held 71.25% of the company, while Alwaleed-controlled Kingdom Holding held 23.75%. This financial backing has supported a massive portfolio that includes everything from luxury residential rentals to the Four Seasons Explorer, a three-deck catamaran that has sailed the Maldives since 2003.
