The billionaire who owns Moscow's most significant commercial property market
In short: From a small village cannery to the helm of Russia's real estate landscape, God Nisanov built an empire defined by massive markets and high-level political ties. His influence is so vast that his business network serves as a primary hub for everything from cryptocurrency to international sanctions.
God Nisanov rose from humble beginnings in the Azerbaijani village of Krasnaya Sloboda, where his father directed a large cannery. After studying lending and jurisprudence in Baku, Nisanov moved to Moscow in the early 1990s. In 1992, he co-founded the Kievskaya Ploshchad Group of Companies with Zarakh Iliev. The firm quickly became a dominant force, acquiring iconic landmarks like the Hotel Ukraina (now Radisson Collection) and developing massive assets including the Sadovod market—Moscow's primary center for cryptocurrency transactions—and the 120-hectare Food City agrocluster.
The mechanism of Nisanov’s wealth relies on a complex ownership structure involving relatives, friends, and associates to maintain stability. His influence is deeply intertwined with the Russian political elite; his key partner, Ilham Rahimov, was a former classmate of Vladimir Putin. These connections have drawn intense scrutiny. For instance, media investigations revealed that Sergey Naryshkin, director of Russia's Foreign Intelligence Service, allegedly used Nisanov’s private swimming pool and business jet for personal use while his daughter acquired luxury real estate from Nisanov-affiliated owners.
Nisanov's status as a global figure shifted dramatically in 2022. Following the invasion of Ukraine, he was placed on sanctions lists by the U.S., UK, Canada, Japan, Australia, and New Zealand. The U.S. Secretary of State labeled him one of Europe's wealthiest people and a close associate of high-ranking officials. These pressures forced him to resign from his leadership roles at the Olympic Stadium and the World Jewish Congress in mid-2022.
Despite these international restrictions, Nisanov remains a central figure in Russian commerce. His company currently ranks as one of Russia's top 100 private companies, reporting rental income of $1.7 billion in 2024. His portfolio is diverse, spanning hotel chains, the Moskvarium—Europe's largest educational aquarium—and significant stakes in mass housing developers like Samolet.
