In short: San Nicolás de los Garza began as a colonial estate for nomadic tribes and later became an industrial engine for Mexico. Today, it has reinvented itself as a dense residential center, home to one of Latin America's most prestigious universities and a thriving commercial landscape that replaced its former factory floors.

Founded on February 5, 1597, the area originally known as Estancia de Pedro de la Garza was settled by families authorized by Diego de Montemayor. Early inhabitants included nomadic Amerindian groups like the Alazapas, Ayalas, and Alincheños. It was not until 1830 that the settlement was officially designated a village, eventually achieving city status on May 12, 1970. Throughout its history, the city has evolved from a collection of colonial estates into a critical component of the Monterrey metropolitan area.

The 20th century saw the city emerge as an industrial titan. Major companies, including Cemex, Vitro, Peñoles, and Hylsa, established massive facilities within the municipality. However, the 1980s marked a significant shift as these industrial operations began relocating to the periphery, such as Apodaca. This transition opened vast tracts of land, triggering a residential construction boom in the 1970s and 1980s. By the 1990s, the local economy had pivoted from manufacturing to commerce, evidenced by the rise of large-scale shopping centers like La Fe and Citadel.

Today, San Nicolás is defined by its high population density and its role as an intellectual center. It hosts the main campus of the Universidad Autónoma de Nuevo León, the third-largest university in Mexico. Spanning approximately 67,630,000 square meters, the university system includes 26 colleges and 22 post-graduate divisions. Beyond academia, the city maintains a distinct cultural identity, serving as the home base for the Tigres UANL professional football team, which hosted matches during the 1986 FIFA World Cup. Politically, the municipality has been characterized by long-term stability, with the National Action Party (PAN) holding office since the 1980s.
