In short: Before its destruction during the Blitz, 145 Piccadilly served as a grand Mayfair residence for the Duke and Duchess of York. Beyond its royal occupants, this five-storey structure hosted everything from Red Cross workrooms to historic treasure exhibitions, eventually vanishing to make way for modern urban development at Hyde Park Corner.

Constructed around 1795 to designs by Samuel Pepys Cockerell, 145 Piccadilly was a sprawling townhouse featuring 25 rooms, a library, and a ballroom. Its architectural character included a distinctive glass roof dome and a hallway adorned with green columns. Over the decades, the property transitioned through various roles, serving as a private home for figures like Hamar Bass and later as a hub for charitable initiatives, including the British Red Cross during World War I and the Poppy Day appeal in 1924.

The house is perhaps best remembered as the family home of the Duke and Duchess of York—later King George VI and Queen Elizabeth—from 1926 to 1936. It provided a domestic setting for their daughters, Princesses Elizabeth and Margaret, complete with day and night nurseries and a third-floor schoolroom. The family’s attachment to the residence was such that, upon George’s ascension to the throne, he reportedly preferred remaining at Piccadilly over moving to the neglected Buckingham Palace, even entertaining the idea of a secret tunnel connecting the two.

The outbreak of World War II marked the beginning of the end for the estate. After hosting a major exhibition of royal treasures in 1939, the house suffered severe damage during a German air raid on 7 October 1940. The ruins were briefly repurposed as an allotment by the Girls' Training Corps before the site was eventually cleared in 1959 to facilitate road improvements at Hyde Park Corner. By 1975, the plot had been transformed into the site of the InterContinental London Park Lane hotel, erasing the physical footprint of the former royal residence.
