Why you should never just paint over cracks in old walls
In short: A fresh coat of paint can hide many things, but it cannot fix a structural flaw. If you ignore hollow spots or deep fissures, the new layer will simply crack along the same lines. To truly restore an old wall, you must first learn how to properly open and seal it.
When dealing with aging walls, the first step is diagnostic. Simply sanding down surface imperfections might work for minor blemishes, but deeper issues require a more invasive approach. By tapping the wall, you can listen for hollow sounds that indicate structural instability. If a crack is detected, the professional approach is to use an industrial knife or a 5-in-1 multi-tool scraper to widen and round off the edges, allowing the area to 'breathe' before sealing.
The choice of materials is critical for a long-lasting finish. While some landlords might opt for simple street compound, using a high-quality bin primer is essential. This strong, fast-drying primer—which can be ready in as little as 10 minutes—acts as a powerful adhesive that covers almost any surface. It provides a stable foundation that prevents the new layers from peeling or washing off.
For significant repairs, a mixture of joint compound and a hardening agent, such as plaster repairer, is used. Adding roughly a quarter to a third of the powder hardening agent to the compound helps prevent future cracking in deeper patches. This mixture is applied in layers: a first coat to fill the void, followed by a second coat once the first has dried. Depending on the thickness, the compound may take anywhere from one to four hours to dry completely. Once the layers are smooth and sanded, a final water-based primer should be rolled across the entire wall to ensure a uniform surface for the final color.
