In short: Beyond the doctors and nurses, a complex system manages the very bones of our healthcare infrastructure. From electrical systems to fire safety, facility management ensures that hospitals remain functional, reliable, and safe for the most vulnerable patients during critical moments.

Facility management (FM) is the coordinated oversight of an organization's buildings, sites, and the essential support services required for operations. It is broadly divided into two categories: 'Hard FM,' which manages physical infrastructure like HVAC, plumbing, and lighting, and 'Soft FM,' which covers occupant-facing services such as cleaning, security, and catering. The discipline aims to integrate people, place, and process to improve both business productivity and quality of life. This integration of engineering, architecture, and behavioral sciences is essential for maintaining the built environment. Modern practitioners often utilize digital platforms, such as computerized maintenance management systems, to document and schedule these vital services.

The profession has evolved significantly since its origins in 1960s IT systems management, a concept pioneered by Ross Perot. Today, it is a recognized academic discipline with global standards like ISO 41001:2018. The scope of a facilities manager's responsibility is vast, spanning from strategic planning and space allocation to critical regulatory compliance, including fire safety, access control, and occupational health and safety. The field has expanded into a global academic pursuit, with specialized degree programs offered in countries ranging from Sri Lanka to South Korea. Since 2009, the industry has also celebrated its professional contributions through the annual World FM Day.

The economic impact of this management is particularly visible in the healthcare sector. An investigation involving 27 Italian hospitals in Lombardy revealed that management expenses for facilities grew by 32.90% on average from 2019 to 2022. During this period, utility expenses—driven largely by energy and cleaning—accounted for 77.45% of total costs, while maintenance represented 2 .45%. The study also noted significant cost disparities based on hospital type: Basic Healthcare Centers averaged 122.86 EUR/sqm, whereas Level II Emergency Hospitals reached 232.66 EUR/sqm. The rising costs are largely attributed to a 37.34% surge in utility-related expenses. This volatility highlights the critical need for better benchmarking to help healthcare administrators optimize their resource allocation and ensure long-term sustainability.
