In short: Lakewood Ranch, a sprawling 35,000-acre community in Florida, exists today largely because of a cancelled airport project. Originally assembled for timber and cattle operations in the early 20th century, the land transformed into a modern census-designated place that now houses over 34,000 residents and maintains its own infrastructure.

The origins of Lakewood Ranch trace back to 1905, when John Schroeder assembled the land as the Schroeder-Manatee Ranch. By 1922, the Uihlein family of Milwaukee acquired the property, utilizing it primarily for timber and cattle. The trajectory of the land shifted in 1977, when the Sarasota Manatee Airport Authority proposed building a new facility near the county line, near the path of the future Interstate 75. Although the authority abandoned this plan in 1985 in favor of expanding their existing site, the proposal and the interstate construction prompted the ranch's board to pivot toward developing a planned community.

Initial development efforts faced hurdles. In the late 1980s, the board designed a resort project called Cypress Banks, which included thousands of residential units and golf courses. Manatee County initially denied the project in 1987, though it gained approval by December 1989. While Cypress Banks never broke ground, the company retained its rights to the land, leading to the completion of the first neighborhood, Summerfield, in 1995. Today, the community spans 47.1 square miles across Manatee and Sarasota counties, with the Braden River flowing through its southern section.

Governance of the area is uniquely structured through the Lakewood Ranch Stewardship District, created by the Florida legislature on June 14, 2005. This district, along with five community development districts, manages infrastructure and services for the residents. The community has grown into a significant population center, reaching 34,877 people by the 2020 census. With a median age of 52.3 years and a median household income of $110,026, the area reflects a distinct demographic profile, supported by high levels of educational attainment, as over half of the population over age 25 holds a bachelor's degree or higher.
