The world’s largest office building is not the Pentagon
In short: Spanning 660,000 square metres, the Surat Diamond Bourse has officially surpassed the Pentagon in scale. Located in India's DREAM City, this architectural marvel houses thousands of offices and a massive solar array, yet it faces a significant challenge: convincing global traders to move from Mumbai.
The Surat Diamond Bourse (SDB) in Gujarat, India, was officially recognized by Guinness World Records on 22 August 2023 as the world's largest office building. Designed by the firm Morphogenesis, the complex is part of the larger Diamond Research and Mercantile City (DREAM City) project. The structure, which consists of nine interconnected 15-floor towers, was completed in May 2022, with final construction finishing on 26 July 2023. Although Prime Minister Narendra Modi was scheduled to preside over the November 2023 launch, the formal ceremony occurred on 17 December 2023.
The facility is engineered for extreme sustainability, earning an IGBC Platinum rating. It utilizes a chilled water-cooling system and a massive radiant cooling system to maintain a microclimate, significantly reducing energy consumption to 45 kWh/sq.m./yr—well below the industry benchmark of 110 kWh/sq.m./yr. The rooftop features a pioneering solar project by URON Energy, which uses a floating foundation of 545 tons of concrete and 3rd generation inverter technology. This system even employs waterless robotic cleaning to preserve resources.
Despite its immense scale and the inclusion of India's largest customs clearance center, the Bourse has faced a lukewarm reception from traders. Many firms remain in Mumbai's Bharat Diamond Bourse due to better connectivity. While the expansion of Surat Airport to international status is a step toward global integration, the lack of direct flights to hubs like New York or Antwerp means many diamond parcels must still be routed through Mumbai. As of July 2024, only about 200 of the 4,200 available offices have opened, though some Mumbai-based firms have already begun the transition.
