In short: Denver's Broncos are trading their current home for a massive, privately funded community hub. Set to open in 2031, the new stadium isn't just about football; it is a sprawling mixed-use development designed to transform an old railroad yard into a high-tech urban destination.

The shift toward a new venue began following an internal ownership dispute in 2019 and the subsequent sale of the team to Walmart fortune heir Rob Walton for $4.65 billion in August 2021. While the team initially committed to $100 million in renovations at Empower Field at Mile High in late 2022, leadership quickly pivoted toward a state-of-the-art replacement. Fan surveys conducted in early 2023 revealed a clear mandate: supporters wanted a retractable roof and a near-downtown location that prioritized non-gameday amenities.

The chosen site is the Burnham Yard, a former railroad maintenance facility that operated from 1871 to 2016. The project is ambitious in scale, spanning more than 100 acres of land owned by the state of Colorado and Denver Water, supplemented by private real estate acquisitions.

In a significant move for sports infrastructure, the Walton-Penner Family Ownership Group committed to privately funding the stadium, the land, and all surrounding development costs. The City of Denver's contribution is limited to $140 million for regional infrastructure upgrades. Architectural plans by Manica Architecture aim to balance high-octane atmosphere with community utility. The project includes affordable housing, retail, and parks, alongside major transit expansions. This involves relocating the 10th & Osage RTD light-rail station and creating a new stop for the Colorado Connector intercity rail service. Construction permits are targeted for 2027, marking the beginning of a transition from a historic maintenance yard to a modern hub for Denver's sports and transit landscape.
