How a Manhattan skyscraper uses architectural design to solve modern media production challenges
In short: Completed in 2024, 7 Hudson Square is more than a corporate office; it is a purpose-built machine for television production. By consolidating ABC News, ESPN, and WABC-TV under one roof, the building integrates complex studio logistics, audience management, and advanced fiber-optic connectivity into a single, award-winning terracotta structure.
The building, officially addressed at 137 Varick Street, represents a massive logistical shift for The Walt Disney Company. Moving from the Upper West Side, Disney secured a 99-year lease on the site for $650 million. The structure, designed by SOM and developed by Silverstein Properties, stands 320 feet tall and features a distinctive grid of rounded, lichen green columns. This aesthetic choice pays homage to Aldo Rossi’s 2001 Scholastic Building in Soho, while the interior design—specifically the double-height great room—draws inspiration from Pixar’s Emeryville campus.
Functionality dictates the building's layout. To manage the influx of studio audiences, architects included a ground-level entrance hall and waiting area on Spring Street, preventing sidewalk congestion. Below ground, four specialized taping facilities engineered with Cerami & Associates support the production needs of shows like The View and Live with Kelly and Mark. ESPN’s operations are similarly optimized; the network utilizes three main studios linked via fiber-optic network to their primary hub in Bristol, Connecticut, allowing for remote production workflows.
Beyond media utility, the building emphasizes sustainability and security. It aims to exceed New York City energy codes by at least 25 percent and utilizes Arnold Glas Isolar panels to minimize bird-window collisions. Security is bolstered by exterior bollards, while the interior provides 30,000 square feet of outdoor space and a communal 10th-floor area 155 feet above ground. The project has already garnered industry recognition, winning multiple 2025 Interior Design Magazine awards, including honors for creative office space and corporate design excellence.
The site’s transformation involved significant demolition of four previous structures, a process that began in 2020. The building serves as a permanent home for major ABC and ESPN programming, with a phased migration of operations occurring throughout 2025. By centralizing these divisions, the facility functions as a bridge between legacy broadcasting and modern, high-tech production requirements, all while maintaining a visual connection to the surrounding Hudson Square neighborhood.
