A new supertall skyscraper is set to reshape the skyline above Grand Central Terminal
In short: Rising 1,581 feet above the site of the current Hyatt Grand Central New York, 175 Park Avenue is a massive mixed-use project. Designed with a unique tapering lobby and a lattice crown, this supertall structure aims to integrate seamlessly with the city's complex rail infrastructure and historic architectural neighbors.
Originally known as Project Commodore, the development at 175 Park Avenue represents a significant transformation of midtown Manhattan. The project was made possible by the Midtown East rezoning initiative enacted in the 2010s, which permitted the transfer of development rights from Grand Central Terminal to nearby properties. This policy shift incentivized developers, including RXR Realty and TF Cornerstone, to pursue high-rise construction on the site currently occupied by the Hyatt Grand Central New York, which holds a lease extending until 2077.
The architectural design, led by Skidmore, Owings & Merrill, features a distinctive base that flares outward to maintain visual distance from the adjacent terminal. Because the site sits directly above active rail lines, the lobby is supported by a web of interlaced steel columns. The building's aesthetic, which includes a lattice crown and intermediate terraces, is intended to pay homage to the nearby Chrysler and Socony-Mobil buildings. A 24,000-square-foot elevated public terrace, designed by James Corner Field Operations, will provide new pedestrian access from 42nd Street.
The project has undergone several iterations since its initial proposal in 2020. Early plans suggested a height of 1,646 feet, but the approved design has fluctuated, with recent figures citing 1,581 feet. The building will house office space, a 200-room Hyatt hotel, and expanded transit facilities. Financing remains a central focus, with developers seeking billions in capital and filing building permits in March 2026. If completed, the tower will stand as a major addition to the city's skyline, reflecting both the evolving zoning landscape and the engineering challenges of building over subterranean transit networks.
