Why this tiny Long Island village is the most expensive zip code in America
In short: Sagaponack, a village of fewer than 800 people, sits on land once defined by potato fields and ground nuts. Today, it is a global symbol of extreme wealth, frequently topping national lists for the highest median home prices, while maintaining a quiet, historic character that attracts writers and business titans.
The name Sagaponack originates from the Shinnecock Nation, translating to land of the big ground nuts, a reference to the Apios americana plant. A common myth suggests the name relates to the potato crops that once dominated the area. Settled in 1656 by Josiah Stanborough, the village was originally known as Sagg. It remained a census-designated place until its incorporation on September 2, 2005, a move triggered by the threat of a neighboring village, Dunehampton, incorporating in a way that would have blocked Sagaponack’s access to Atlantic Ocean beaches.
The village’s transformation into a luxury enclave is marked by its real estate market. In 2015 and 2018, the 11962 ZIP code was ranked as the most expensive in the United States. Median home prices have seen dramatic shifts, with reports indicating figures rising from over $5 million to $8.5 million within single years. This landscape of immense wealth includes what is often cited as the largest home in America, a 29-bedroom estate near Daniels Lane that faced public opposition from figures like Kurt Vonnegut and Andre Gregory during its planning phase in 1998.
Despite its status as a playground for the ultra-wealthy, Sagaponack retains remnants of its rural past. It is home to the Sagaponack School, one of the last active one-room schoolhouses in New York State, which serves children from kindergarten through third grade. The area has long been a retreat for the literary and artistic elite, with a community of writers and business figures establishing roots there as early as the 1950s and 1960s. Today, the village balances its historical identity with the pressures of being a premier destination for global capital.
