The high-stakes real estate engine driving South Korea's economic core
In short: Once a rural part of Gyeonggi Province, Gangnam has transformed into a global fashion and trend center. Today, its real estate is so valuable that the district's land valuation rivals the entire city of Busan, making it a central pillar of South Korean wealth and influence.
Gangnam's rise is a relatively recent phenomenon. Until 1962, the area was part of Gyeonggi Province, consisting of Eonju-myeon and Daewang-myeon within Gwangju-gun. It was only incorporated into Seoul's Seongdong District during the 1963 administrative expansion. The district as it exists today was formally separated from Seongdong in 1975 following full-scale development of the Yeongdong area in the 1970s.
The district's economic gravity is most visible in its property market. While Seoul's average apartment cost was approximately US$5,500 per m2 in 2011, the average in Gangnam reached roughly US$10,000 per m2—nearly double the city average and 3.5 times the national average. This concentration of wealth is staggering: the 40 km2 area of Gangnam rivals the valuation of Busan, South Korea's second-largest city, which covers 770 km2.
Beyond real estate, Gangnam has become a dominant business and educational hub. It hosts major corporations like Hyundai Department Store Group and Google, and serves as a central node for the country's financial and banking sectors. It is also famously known as the 'national capital of education.' The impact is measurable: in 2026, roughly 25% of successful candidates to Seoul National University were from Gangnam, despite the district representing only 1% of the country's total population.
This cultural and economic influence has even permeated global pop culture. The 2012 hit song 'Gangnam Style' by Psy was inspired by the district's lifestyle and filmed in locations like the ASEM Tower. The district's reputation for luxury and aesthetic standards is so potent that the term 'Gangnam beauty' emerged as a pejorative in relation to plastic surgery trends.
